Emma is a highly experienced commercial property partner with 30 years’ experience, advising occupiers, investors, developers, funders, and pension schemes on a wide range of property transactions.

She has particular expertise in landlord and tenant matters, regularly acting for landlords on leases, portfolio management, and estate administration. In addition, Emma also advises clients on the purchase and sale of residential properties.

Her clients include property owners, investors, landlords, occupiers, and operating businesses with substantial commercial property portfolios, ranging from family-owned estates and private companies to large corporates and PLCs, across multiple sectors.

Emma also has experience in the leisure sector, advising clients on transactions involving public houses, hotels, and restaurants.

Throughout her career, Emma has acted on multiple large-scale projects, such as securitisation exercises and the disposal of substantial property portfolios for a well-known plc.

Emma advises landlords and occupiers on commercial leases, renewals, portfolio management, and strategic asset planning for large and complex property holdings.

Experience

  • Acted for a tenant taking various leases of restaurant premises throughout London.
  • Acted for a business relocating its HQ involving the taking of a long lease of office premises.

Emma advises on the acquisition and disposal of commercial property assets, including large portfolio transactions and high-volume disposal programmes.

Experience

  • Acted for a number of pension schemes in connection with the acquisition of commercial premises (including offices and warehouses) and dealt with associated leases.
  • Advised an investor in connection with the acquisition of an industrial estate.
  • Project management of several large-scale securitisation exercises for a well-known PLC along with the project management of disposal programmes for public houses.
  • Advised on and has undertaken general project management for refinance exercises.

Emma advises property owners and investors on day-to-day estate management, strategic asset management, and long-term portfolio optimisation.

Experience

  • Acts for a number of landlords with sizeable estates in connection with the grant of leases and associated portfolio management such as licences to assign, underlet and alter, and dealing with surrenders.
  • Preparation of precedent documents for use by landlords tailored to their specific estates and needs.

Emma advises on residential property transactions, including high‑value apartment sales, small residential developments, complex and rural property disposals, and the acquisition of distinctive residential conversions.

Experience

  • Advised on the set up and sale of a small development of flats in a Cotswold town.
  • Acted on the sale of a high end apartment overlooking the Thames.
  • Acted on the sale of a substantial property on the Shotley Peninsula.
  • Acted on the acquisition of a redeveloped chapel for residential use.
