Tom is a Senior Associate working in our residential property team, focusing on prime and super-prime residential property transactions across London and the wider market. He acts for a diverse range of clients on the sale and acquisition of both freehold and leasehold properties.

Tom has extensive experience in handling complex and high-value transactions, including new build developments, unregistered land, buy-to-let investments, transfers of equity, de-enveloping structures and management of large residential portfolios transactions.

In addition to transactional work, Tom is also experienced in a range of property finance matters including secured lending, refinancing, bridging finance and redemptions for both private and institutional lenders.

Tom’s clients include local and international individuals and families, banks, corporate buyers and developers.

Tom advises high-net-worth individuals on prime and super-prime residential property transactions, including trophy assets and complex structures.

Experience

  • Acted on the purchase of prime new-build apartment worth £7.5m with financing from a private bank.
  • Acted on the purchase of a converted listed heritage penthouse worth £16m with financing from a private international bank.
  • Advised on the purchase of a £21m Central London townhouse purchase.
  • Acted on the purchase of two prime Central London penthouses in excess of £20m.
  • Advising on the plot sales of prime residential apartments for a new London development with a total sale price over £200m.

Tom is experienced in advising on residential property finance and re-financing arrangements, including high-value lending, equity release, and transfers of equity.

Experience

  • Advised on bridging loan finance as a second charge secured against a prime London property, which was subject to planning works.
  • Advised on purchase and re-finance property transactions utilising Islamic financing structures, including Ijara and Murabahah.
  • Advised on the sale of a freehold property, which included complex contract drafting and negotiation for deferred payments due to the seller.
  • Assisted on asset refinancing for a loan over £100m on a new build project of 42 luxury apartments.

Tom advises corporate investors and landlords on large portfolio transactions, buy-to-let acquisitions, and new-build purchases.

Experience

  • Acted on the purchase of a portfolio of properties for a repeat buy-to-let investor, including financing for each property from a private bank, and continued to act on their subsequent sale.
  • Acted on the purchase of a portfolio of buy-to-let properties, including 11 flats in a new development and 24 flats above a hotel.
  • Acted on the purchase of various bulk new transaction deals for repeat clients.
  • Assisted on the purchase of a freehold interest of a building containing 20 flats subject to assured shorthold tenancy agreements and 11 long leases.
  • Acted on the purchase of a listed building, with change of use from a public house including planning permission aspects and complex title issues including possessory titles.
  • Acted on the purchase of a new purpose-built apartment block used for long- and short-term lettings for £6m.
