Vicci is an expert in conveyancing law and advises on both commercial and residential property law. She is experienced in dealing with a range of landlord and tenant issues, as well as property disputes.

Vicci is also a trusted adviser on property finance, the acquisition of land, joint venture agreements, the set-up of estate developments, and building contracts.

Vicci advises individuals, investors and developers on all aspects of land acquisition and property sales and purchases, covering both residential and commercial conveyancing. 

Experience

  • Acted in high-end property transactions including sales, purchases, re-mortgage and finance arrangements. 
  • Acted for high-net-worth individuals and corporate entities in the purchase of freehold and leasehold prestigious properties. 
  • Acted for local businesses in respect of acquisition of commercial premises including retail premises and hotels. 
  • Provided residential property advice to client in its acquisition of a local 23 bedroom hotel on Douglas Promenade, Isle of Man, in particular, on the property and title matters. 
  • Advised on title matters in respect of a desirable piece of prime development land. 
  • Acted in lease transactions for both landlord and tenants of commercial premises. 
  • Acted in the provision of new leases, agreements for leases, assignments and licences. 
  • Acted in setting up leasehold property estate including advising on the structure and provision of management companies and the grant of new leases. 
  • Advised management companies in respect of leases generally. 
  • Advises in respect of licences for office suites and car parking spaces. 

Vicci supports clients in structuring and financing property development projects, including joint ventures, construction contracts and real estate finance arrangements. 

Experience

  • Acted for property developers in the acquisition of sites including conditional agreements, options and joint venture agreements. 
  • Set up residential new-build estates and subsequent sales. 
  • Provided specialist advice to the trustees of an occupational pension scheme in respect to complex property investment matters. 

Vicci advises on property disputes, acting for clients across residential and commercial matters involving ownership, boundaries, rights of way, and breach of contract. 

Experience

  • Advised landlords in respect of forfeiture and possession in respect of commercial premises. 
  • Successfully applied for possession orders, recovery of property and associated debt for both residential and commercial landlords. 
  • Advised tenants in respect of security of tenure. 
  • Advising and guidance in negotiation of a new lease to avoid the exercise of rights under the Tenancy of Business Premises Act 1971. 

Vicci offers strategic private client advice on wills, trusts, probate and long-term wealth and succession planning, helping individuals and families protect their assets. 

Experience

  • Advised clients as to the provision of wills including wealth and succession planning. 
  • Acted as executor in numerous estates.
